A clause setting out the tenant's obligations when returning the premises to the landlord at the end of the lease, together with the landlord's right to require the tenant to leave specified items in the premises or remove additional items. It also includes provisions regarding the landlord's rights if the tenant fails to comply with these obligations. This clause is to be incorporated into the terms of a commercial lease.
